WoFlV and living-space calculation

The WoFlV (Wohnflächenverordnung, living-space ordinance) regulates the calculation of living space. Deviations in the calculation affect rent, property value and disputes with the client.

Principles

Areas of rooms used as living space are counted. Reduction factors apply to areas with low headroom as well as to balconies, loggias and terraces, and some areas are not counted at all.

Where mistakes arise

Sloping roofs, balconies, storage rooms and ancillary rooms are the most common causes of deviations. The result also depends on which calculation method is agreed in the contract.
